EMPLOYEE TITLING INSTRUCTIONS

ALABAMA TITLE REQUIREMENTS - REFINANCE - ADDING OR REMOVING

1989 and prior year models are not/will not be titled in Alabama (we cannot fund loan) PROPERTY TAXES DO NOT APPLY IN ALABAMA FOR TITLE PURPOSES.

IF ADDING OR REMOVING REGISTERED OWNER or CHANGING ANY TITLE INFORMATION: All paperwork is to be sent to the county – complete cover letter stating what is expected at county level – the county can sign almost any paperwork involved if our Power of Attorney forms are used (there are exceptions).

Title fee is $18.00 per section - Call County to verify their title fee, it varies.

Jackson County can only process one update at a time so if there is a lien AND owner name change, then an additional $36.00 is required for titling.
Used Title (Copy of front/back or title search). Upon receipt, do not complete owner assignment on title.

Replacement Title Application required on all lost titles with a fee of $15.00 per title – form MVT-12-1.
Power of Attorney Forms for Borrower(s) (notarization required) – 2 originals per section/title.
Power of Attorney Forms for Person(s) being added or removed (notarization required) – no errors, 2 originals per section/title.
If name being changed, need marriage certificate or divorce decree as proof.
If a seller is deceased and there was no will (and was not probated) need:
Next of kin form completed & signed.
Original Certified Copy of Death Certificate.
If an owner is being removed, an original signed and notarized bill of sale is required to be signed by the person(s) being removed from title.
Sales Price will be $0.00.
One per section/title of the home.
Copy of Payoff Authorization signed by registered owner(s).
Payoff Quote/Demand letter, expires: ____________.
Overnight Address for Payoff – no PO Boxes, must provide phone & fax #’s.
Property Locator, completed in full.
Drivers License for all persons to be on title Drivers License copy for all persons being removed from title (signature verification).

IF A DIVORCE DECREE IS PROVIDED TO REMOVE AN OWNER, IT MUST REFERENCE THE SERIAL NUMBER OF THE HOME. IF IT DOES NOT, WE NEED ORIGINAL DOCUMENTATION FROM THE COURT THAT THE HOME GOES TO THE OWNER.

ALABAMA TITLE REQUIREMENTS - REFINANCE - LIEN CHANGE ONLY

1989 and prior year models are not/will not be titled in Alabama: UCC filed instead AND the loan cannot be funded.

IF ADDING OR REMOVING REGISTERED OWNER OR MAKING ANY OTHER CHANGES TO TITLE THAN A LIEN CHANGE (such as address): Use the other AL Refi checklist above.

Title fee $20.00 per title; payable to “AL Dept of Revenue” (as of 11/8/2010).

**Previous AL Title No. – Type Current Title Number.
**Used – type “X”.
**Date of Purchase (M/D/Y) – date contract signed MUST BE IN “MM/DD/YYYY” format.
**Number Liens – Will always be “1”.
**Color – Type Color of home (must match title).
Owner Information:
**Must Match Current Title, name and address.
Signature Section:
**Owner’s – Type Owner’s name as they sign.
**Signature(s) – must be signed, can be done by POA.
**Lien holder’s Signature – signed by authorized representative of Lender.
**Title of person signing.
**Date of person signing.

ALL PAPERWORK IS TO BE SENT TO THE COUNTY – COMPLETE COVER LETTER STATING WHAT IS EXPECTED AT COUNTY LEVEL - CALL THE CUSTOMER TO LET THEM KNOW THEY WILL NEED TO GO IN AND SIGN THE TITLE APPLICATION THAT THE COUNTY HAS COMPLETED.
